This notice is provided under Articles 13 and 14 of Regulation (EU) 2016/679 (GDPR) and Italian Legislative Decree 196/2003 as amended by Legislative Decree 101/2018, to anyone who visits this site or contacts us.

1. Data controller

2. Data we process

Browsing data: the systems running the site automatically collect technical data such as IP address, browser type, date and time of the request and page visited. They are used only to keep the site working and secure.

Data you give us: the site has no contact forms. If you write to us on WhatsApp, by email or call us, we process your name, phone number, email address and whatever you tell us (date, number of people, special requests).

Statistics: only with your consent, we collect aggregated data with anonymised IP through Google Analytics 4 about how the site is used.

We do not ask for special categories of data (Art. 9 GDPR). Please do not send them.

3. Purposes and legal bases

a) Replying to your requests and handling quotes and rentals — pre-contractual measures or performance of a contract (Art. 6.1.b GDPR).

b) Meeting legal, accounting, tax and navigation-safety obligations — legal obligation (Art. 6.1.c GDPR).

c) Keeping the site working and secure and protecting our rights — legitimate interest (Art. 6.1.f GDPR).

d) Site usage statistics — consent (Art. 6.1.a GDPR), which you can withdraw at any time.

Providing data for purposes a) and b) is necessary to reply or to complete the rental; without it we cannot do so. Consent to statistics is optional.

4. Processing and retention

We process data electronically with appropriate security measures. We do not make decisions based solely on automated processing and do no profiling.

We keep data from requests that do not lead to a rental for up to 12 months; data linked to a rental for 10 years, as required by Italian civil and tax law; statistical data for up to 14 months; technical browsing data only as long as needed for site security.

5. Recipients

Data may be processed by providers acting on our behalf as processors (Art. 28 GDPR): site hosting and delivery services, Google Ireland Ltd (Analytics, only with consent; Gmail for email), WhatsApp Ireland Ltd if you choose to contact us on WhatsApp, our accountant and advisers. It may also be disclosed to authorities where required by law. We do not sell or publish data.

The "Book now" button leads to an external booking service, which processes data under its own privacy notice.

6. Transfers outside the EU

Some providers (for example Google and Meta/WhatsApp) may transfer data to the United States, on the basis of the EU-US Data Privacy Framework adequacy decision or the European Commission's standard contractual clauses.

7. Your rights

You can request access, rectification, erasure, restriction of processing and data portability at any time, and object to processing based on legitimate interest (Arts. 15–22 GDPR). You can withdraw consent to statistics without affecting the lawfulness of processing carried out before withdrawal. You also have the right to lodge a complaint with the Italian Data Protection Authority (www.garanteprivacy.it) or the authority of your country.

8. Minors

The site is not aimed at children under 14. Bookings must be made by an adult.

9. Changes

We may update this notice. The date of the latest update is shown at the top.
